Caledonia is strategically situated between Chicago and Milwaukee in the developing Interstate 94 Corridor. Because of this singular locality, the Village offers distinctive advantages for both residential and commercial relocation. Caledonia is noted for its acres and acres of beautiful open space, horse farms and trails. The Root River meanders through the heart of Caledonia, creating an idyllic setting. The Village has been in the vanguard in the State with our conservation subdivision ordinance, which requires a land stewardship plan and significant reserved common open space.
At the same time, Caledonia officials are well aware of the advantages of a diverse tax base. To that end, the land use plan provides for future commercial development in the most logical places such as along and near Interstate 94, in the current Industrial Park and along State Highway 32. To further spur development, the Village has created two Tax Increment Districts and stands ready to do another TID if the project qualifies.
Finally, the Village provides a full complement of municipal services including water and sanitary sewer services, storm water management, 24-hour police coverage and a full-time fire and rescue department with three locations for optimum response time. The Village’s tax rate historically has been among the lowest in southeastern Wisconsin.
