Assessor’s Statement of Purpose and Role
In Wisconsin, the assessor's job is to discover and list value for all taxable real estate and personal property in the Village. This has to be done in a uniform way; in other words, similar houses in similar neighborhoods should be valued in similar ways. According to state law, these values must be based on market value.
How do we determine market value? To estimate what a typical buyer would pay for a property in its present condition, the assessor compares each property to similar properties that have recently sold to determine the most probable selling price. The assessor considers the age of a property, the condition and location, its square feet of living area and amenities, and any other factors that may affect value.
The assessor is state-certified and is required to value properties in accordance with the Wisconsin Property Assessment Manual and Chapter 70 of the Wisconsin State Statutes. **It is important to remember that the assessor does not create the property value, but rather interprets what is happening in the marketplace. The assessor does not establish tax rates or collect property taxes.
The assessor's office also provides information to the public such as dwelling characteristics, lot sizes, sales information, and other real estate-related information that may be of interest to Village residents. Personal information, such as social security numbers and telephone numbers are not part of the assessment file. The Village assessor's office welcomes your questions and concerns.
